BER Rating Hi,I would like to get a quote and book a standard BER assessment for my apartment in Clane, Co. Kildare (84 sqm, built in 2006, gas heating).The certificate is required by my bank for mortgage purposes (Green Mortgage application), so a standard assessment for sale/finance is sufficient. There is no hard deadline, so I can adapt to your availability.I have a quick question regarding the property upgrades:The gas boiler was replaced in 2025 with a new Viessmann model, and I have the paperwork for it. However, the windows were upgraded to triple-glazing, but unfortunately, I do not have the invoices or manufacturer data sheets for them.( I will try to contact to my contractor)Could you please let me know how you handle upgraded windows without paperwork during the inspection, and what your best price is for this assessment?

A ber cert is required for a 2005 built 2 bed terraced house ,84sq metres in Drogheda. It's located off the Dublin road. I'm thinking of selling. No extensions.

Property: semi-detached built in 1960. Attic for storage, boiler for heating. Extension and insulation installed except for front facing wall.

Central Heating which is located in the underground parking area. Size: 70 square metres. Built in 2011. I previously had an A2 BER certificate, but it has expired.

Planning was approved at the back / rear of the house - for a 2nd mews / house 148sqm - not built - already has an old legacy unit (40sqm) that will probably need to be knocked. then the 1st initialy house 3 bed semi-d, c1 BER rating. There is a current mortgage outstanding . jointly owned.. Looking to sell the 2 as separate entities. Architects plans, etc all online and they have outlined the divider line between the land. looking for a expected quote or approximate price for each.. outlays etc, taxes etc for overall figure . the approximate selling price of each is maybe €100k and say €500k. we are then looking to buy another , single property, of similar value
BER Rating Need for grant application. Four bed detached house with single story extension. Total approx 175m2. Gas boiler. Built 1975. Has had external insulation, attic insulation and heat controls upgraded.
House built around 1912 front slates need to be replaced with same rear roof can go cheaper. Single story terraced cottage.
The attic was converted and a single window fitted to rear, front has a raised porch to front with pitched roof going into main rood.
Some slates missing to front and occasional leaks at the front of the house and in the rear.

I’m looking to get a BER certificate for a 2-storey detached house located in Dublin. The key details are as follows:
Year built: Aprox 1950s (extensively retrofitted in 2019)
Floor area: approx. 110?m²
Wall construction: Solid 200-150mm Brick and Block Wall with 100mm internal PIR insulation, plasterboard finish
Roof: Flat roof with 100mm internal PIR insulation
Floor: Solid concrete floor with 150mm PIR insulation and underfloor heating (150mm PIR sits on top of old floor and below new 150mm concrete slab with underfloor heating)
External Windows and Doors: Triple-glazed throughout
Heating system: Modern SEAI-registered gas combi boiler with time & temperature zone controls smart system (installed in 2019)
Hot water: Provided via the combi boiler
Ventilation: Natural
There’s no secondary heating or renewable systems. Airtightness has not been tested.

Year built: 1994
SEAI Grant for solar panels. 5 bed dormer bungalow built 2008. Kedko x wood pellet boiler. Consumming approx 3 Tonnes pellets per year. Also have a stove we burn turf for extra heat,no back boiler. 50 mm cosey board plasterboard all outside walls. Attic rafters also fitted with 70mm insulation foam boards.
BER Rating house has a D1 rating which is up for renewal next year. 116 sq meters, built in the 80s and has no work done to it aside from a new boiler installed by myself this year. The boiler may increase the rating.
BER Rating we are going to move house over the coming year. 4 bed semi detached. there is a sunroom but that was built on day 1 when the hosue was built - our neighbour said it was an option from the builder. we have an attic that is insulated but thjere is no attic conversion. we have no garage. gas boiler heating. approx 26 years old. 132 square metres.
